Looking for an energetic grower, market gardener, or orchardist to take over the management of an established perennial orchard in Nashville. The total space is 56×55 yards (approx. 0.64 acres) and features a dense, mature variety of fruit trees, nuts, and berries.
The orchard has about 15 apple trees (Honeycrisp/Winesap), 14 peaches, 17 plums, 11 Chinese chestnuts, 40+ blueberry bushes, and a big block of 125+ hazelnuts. Apples, blueberries and a few plums are 1+ year old, everything else is 3+ years old. Fruit trees range from [1in diameter, ~8ft] to [3-4in diameter, 12-15ft). Peaches and hazelnuts are producing this year. Blueberries are small since they’re only 1 year old, but they are starting to produce as well. Blueberries have also been set up with a cardboard base layer and woodchips as weed blocker. Orchard also has irrigation lines and electric wire fencing to protect against deer.
I’m looking to hand over the reins to someone who wants to lease/take over the space. I’d like to set up a $0 cash-rent lease or a Crop-Share Agreement. The tenant will have full management rights and keep the vast majority of the harvest to use or sell at local markets, in exchange for handling the standard seasonal maintenance (pruning, spraying/disease management, and keeping rows clear). I would just like to retain a small portion (10-15%) of the annual harvest for personal use.
This is an incredible turnkey opportunity for someone looking to bypass the years of waiting for perennial stock to mature and step straight into a producing orchard.
