Property Description

This is a 42 acre working farm, consisting of @26 acres of woods and 16 acres of open land (mostly in hay currently), and all of the 42 acres are essentially "flat"! It includes a large 4 bedroom home with attached two-car garage, a barn, goat shed, chicken coop, and other out-buildings. The current farm operations consist of organically-grown fruits and vegetables (based on the Elliot Coleman/JM Fortier model of "market farming") and includes three hoop houses (30'x72'), outside gardens, and row crops, along with a small apiary (7 hives) and @ 20 laying hens. This is an intensive, four-season farm that sells directly to consumers, mostly through farmers markets (Mountain City TN, Abingdon VA, Boone NC and Jonesboro TN, as well as through a small CSA. (High season sales have exceeded $1k/week.) Plans are underway to launch a pilot plot of industrial hemp in the 2019 growing season. From its beginning in 2016, this has been a learning/demonstration farm, offering internships through WWOOF/USA and through the CRAFT program at ASU in Boone. (House also includes a three-bed bunk room and a large, screened-in back porch, as well as an above ground pool.)

This is an excellent opportunity for a beginning farmer interested in following a "market farming" approach to organic produce, with additional opportunities for agri-tourism. The property is adjacent to the 8,000 acre Doe Mt Recreation Area (with ample space to develop a campground), and already includes "the Mountain Music Stage" where we have held blue-grass/mountain music concerts. It is only a few miles from Lake Watauga and from the Appalachian Trail.

Infrastructure includes drip irrigation systems for the three hoop houses and some of the outside gardens. Equipment that may be available for sale (not included in the asking price for the farm itself): 7'x11' trailer, dual axle, with brake system; new BCS hand tractor (853 model), with tiller and rotary plow; Huskavarna riding mower (and other riding mowers); and miscelaneous other tools and equipment (from wheel barrows to various hand tools), as well as apiary equipment, including an 18 frame honey extractor, and a "chicken tractor" for pasture-raised meat poultry.

We currently grow over 50 crops, including over 100 varieties in three hoop houses and in several outside garden areas. We have @ 20 laying hens, and have had @90 pastured meat poultry in a portable (Joel Selatin-style) "chicken tractor".

The fruit and produce operations are currently "Certified Naturally Grown", but we have not found it necessary to spend the money needed for USDA Certified Organic. We have, however, completed an application for certification, and could become certified fairly quickly.
